When building your dream home, it’s important to consider how long it will take to complete so your move-in date is as accurate as possible

Always consider the complexity of the build, the slope of the land, site preparation and number of stories the building comprises of when working out the build duration.

On average, a build in Australia can take anywhere from four months to a year once land is purchased and plans locked in.

The project time on a flat block is about four months, while a well appointed custom designed home can take 10-12 months.

If you’re building, ensure that your brief is as clear as possible so that minor mishaps can be avoided.

However, it’s worth being aware of the unavoidable set-backs that can create delays.

For example, a storm can cause fences to come down, trees to blow over, branches to smash through frames and flooring and on some of the bigger project sites, there can be flooding due to incomplete drainage systems. Depending on the stage of the job, storms can also cause delays to concrete pours, which has a flow-on affect to the rest of the job.

A builder I know is just finishing a home on a steep sloping block – they had the site cut and footings dug. A freak rain storm came through and washed all the dirt down the block into the new footings, causing significant delay and cost.

Setbacks can also occur when the bank takes too long to process progress claims, which can lead to the builder leaving the site until paid. We had an incident on a recent job where the client had done everything they could to get the payment claim through, but the bank was delayed at its end.

Bad neighbours can be another issue and in some areas, theft is also a major concern.

All you can do is to stay aware of how your build is progressing and work with experienced professionals.

Today, there is a ‘cloud based’ program called Builder TREND which serves as a job programming and client communication tool. The client downloads an app onto their phone and receives regular photo and video updates of their job.

Being aware of all these timely elements will help your dream home build stay on track.
